MORTGAGE FORECLOSURE SALE Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Lindsay M. Coggin and Lola Marie Coggin, husband and wife, originally in favor of Wells Fargo Financial Alabama, Inc., on the 14th day of March, 2008, said mortgage recorded in the Office of the Judge of Probate of Limestone County, Alabama, in RLPY Book 2008 Page 17726; the undersigned U.S. Bank Trust, N.A., as Trustee for LSF9 Master Participation Trust, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Athens, Limestone County, Alabama, on December 7, 2016, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Limestone County, Alabama, to-wit: A tract of land lying in the Southwest Quarter of the Southwest Quarter of Section 17, Township 3 South, Range 6 West, Limestone County, Alabama, and being more particularly described a follows: Beginning at the Southwest corner of said Section 17, thence North 00 degrees 56 minutes 3 seconds East along the West boundary of said Section 17 and along the center of Wright Road for a distance of 538.46 feet to a point, said point being the true point of beginning of the herein described property; thence from point of true beginning continue North 00 degrees 56 minutes 37 seconds East along like West boundary of said Section 17 and along the center of Wright Road for a distance of 206.90 feet to a point; thence South 88 degrees 48 minutes 49 seconds East for a distance of 1323.54 feet to a point, passing a point on the East right of way margin of Wright Road at a distance of 30.0 feet; thence South 01 degrees 05 minutes 23 seconds West for a distance of 206.95 feet to a point; thence North 88 degrees 48 minutes 49 seconds West for a distance of 1323.02 feet to the true point of beginning, passing a point on the East right of way margin of Wright Road at a distance of 1293.02 feet, containing 6.28 acres, more or less. And being Subject to: One-half of the right of way of Wright Road along the West boundary, said right of way containing 0.14 acres, for or less.
