MORTGAGE FORECLOSURE SALE Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Sallie Ruth Nave, wife and Hollis B. Nave, husband, originally in favor of Compass Bank, on the 29th day of October, 2001, said mortgage recorded in the Office of the Judge of Probate of Limestone County, Alabama, in RLPY Book 2001 Page 50642; the undersigned Compass Bank, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Athens, Limestone County, Alabama, on July 13, 2016, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Limestone County, Alabama, to-wit: A tract of land lying in the Northwest Quarter of the Northwest Quarter of Section 29, Township 2 South, Range 3 West, and being more particularly described as follows: Commence at an existing nail being used as the Northwest corner of Section 29, Township 2 South, Range 3 West, said nail being 5.73 feet South of an existing railroad spike in the centerline of Mooresville Road, thence South 88 degrees 50 minutes 01 seconds East along the North boundary of said Section 29 a distance of 590.96 feet to a set 5/8 inch rebar with cap stamped “Dunivant Engr. Co., CA-0044-LS”, said 5/8 inch rebar being the Point of True Beginning of the tract herein described; Thence form the Point of True Beginning continue South 88 degrees 50 minutes 01 seconds East along the North boundary of said Section 29 a distance of 661.74 feet to a set 5/8 inch rebar with cap stamped “Dunivant Engr. Co., CA-0044-LS” on the Northwesterly right of way of Alabama Highway No. 251; Thence South 61 degrees 13 minutes 01 seconds West along the Northwesterly right of way of said Alabama Highway No.251, being 25.00 feet from and parallel with its centerline, a distance of 378.63 feet to a set 5/8 inch rebar with cap stamped “Dunivant Engr. Co., CA-0044-LS”, Thence continue along the Northwesterly right of way of said Alabama Highway No. 251, being in a curve to the left, having a radius of 979.93 feet, an arc length of 144.59 feet, along a chord bearing of South 56 degrees 59 minutes 24 seconds West a chord distance of 144.46 feet to a set 5/8 inch rebar with Cap Stamped “Dunivant Engr. Co., CA-0044-LS”, Thence North 37 degrees 14 minutes 13 seconds West a distance of 344.76 feet to the Point of True Beginning and containing 2.00 acres, more or less. Subject to: A 10.00 foot utility easement lying 10.00 feet Northwest of and adjoining the Northwest right of way of Alabama Highway No. 251.
