NOTICE OF MORTGAGE FORECLOSURE SALE Default having been made in the payment of the indebtedness secured by that certain Mortgage executed by Billy D. Hill and Allison R. Faulkner, to BANKFIRST, a federal savings bank, dated the 1st day of June, 1995, which Mortgage was recorded in the Office of the Judge of Probate of Limestone County, Alabama, in Fiche 95264, at Page 51. The undersigned Mortgagee, Regions Bank dba Regions Mortgage, as successor by merger with Union Planters Bank, N.A., as successor by merger with BANKFIRST, a federal savings bank, will, under and by virtue of the power of sale contained in said Mortgage, sell at auction to the highest bidder for cash before the main entrance of the Limestone County Courthouse in the City of Athens, Alabama, during the legal hours of sale on January 18, 2018, the real property described in said Mortgage, which said description is hereby referred to and made a part hereof, said property being situated in Limestone County, Alabama, to-wit: A tract or parcel of land being a part of Lot 20 of the Sewell Acres Subdivision as shown by the map or plat of said subdivision recorded in the Office of the Judge of Probate of Limestone County, Alabama, in Plat Book “E”, Page 20, and being more particularly described as follows: Commencing at an existing 5/8 inch rebar with plastic cap stamped “RLS 15455 Ronnie G. Coffman”, at the Southeast corner of said Lot 20, being the Northwest corner of the intersection of Alabama Highway No. 127, and the Sewell Road, thence North 87 degrees 43 minutes 05 seconds West along the North right-of-way margin of Sewell Road a distance of 400.00 feet to an existing 5/8 inch rebar with plastic cap stamped “RLS 15455 Ronnie G. Coffman”, at the Point of True Beginning of the herein described property, thence from the Point of True Beginning continue North 87 degrees 43 minutes 05 seconds West along the North right-of-way margin of said Sewell Road a distance of 100.00 feet to an existing 5/8 inch rebar with plastic cap stamped “RLS 15455 Ronnie G. Coffman”, at the Southwest corner of said Lot 20, thence North 01 degrees 15 minutes 35 seconds East along the West boundary of said Lot 20 a distance of 300.00 feet to an existing 5/8 inch rebar with plastic cap stamped “RLS 15455 Ronnie G. Coffman”, at the Northwest corner of said Lot 20, thence South 87 degrees 43 minutes 05 seconds East along the North boundary of said Lot 20 a distance of 100.00 feet to an existing 5/8 inch rebar with plastic cap stamped “RLS 15455 Ronnie G. Coffman”, Thence South 01 degrees 15 minutes 35 seconds West a distance of 300.00 feet to the Point of True Beginning and containing 0.689 acres, more or less, with a relative error of closure no greater than one foot in 10,000 feet. And subject to: 10.00 feet taken evenly off the South and West sides of the above described property for a drainage and utility easement. And subject to: Easements and rights-of-ways recorded and unrecorded. Alabama law gives some persons who have an interest in property the right to redeem the property under certain circumstances.
