MORTGAGE FORECLOSURE SALE Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Alex Holley, unmarried and Pearl L. Holley, unmarried, originally in favor of Mortgage Electronic Registration Systems, Inc., as nominee for The Mortgage Outlet, Inc., on the 10th day of February, 2006, said mortgage recorded in the Office of the Judge of Probate of Limestone County, Alabama, in RLPY Book 2006 Page 10446; having been modified by Loan Modification Agreement recorded in RLPY Book 2011 Page 51967; the undersigned LPP Mortgage, LTD, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Athens, Limestone County, Alabama, on December 6, 2017, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Limestone County, Alabama, to-wit: A tract or parcel of real estate located in the Northwest Quarter of Section 23, Township 5 South, Range 3 West, and more particularly described as beginning at a point in the center of the West boundary of said Section 23, and running thence South 89 degrees 43 minutes 48 seconds East 918.99 feet to the true point of beginning; from said true point of beginning, run thence North 01 degrees 40 minutes West and along a hedgerow 221 feet; run thence North 88 degrees 45 minutes East 199.16 feet; thence run South 01 degrees 28 minutes 48 seconds East and along a hedgerow 221 feet to a point in the center of a county road; run thence South 88 degrees 45 minutes West and along the center of said county road 198.44 feet to the true point of beginning; and being the same real estate conveyed to grantors herein by deed recorded in Volume 725, Page 786, Office of the Judge of Probate, Limestone County, Alabama. The hereinabove described real estate is conveyed subject to an easement or right of way for an existing county road over a strip taken evenly off the South side thereof, and is also conveyed subject to an easement or right of way 15 feet in width taken evenly off the East side of the hereinabove described property for the purpose of ingress and egress from that certain real estate which lies adjacent to and immediately north of the above described real estate. Less and except: A portion of a tract or parcel of real estate located in the Northwest Quarter of Section 23, Township 5 South, Range 3 West, and more particularly described as beginning at a point in the center of the West boundary of said Section 23, and running thence South 89 degrees 43 minutes 48 seconds East 918.99 feet to a point; from said point thence North 01 degrees 40 minutes West and along a hedgerow 161 feet to the true point of beginning; from said true point of beginning along a hedgerow 60 feet north; run thence North 88 degrees 45 minutes East 199.16 feet; thence run South 01 degrees 28 minutes 48 seconds East and along a hedgerow 60 feet; run thence 199.16 feet to the point of true beginning.
