MORTGAGE FORECLOSURE NOTICE Default having been made in the terms of that certain Mortgage, executed on the 04/25/2008, by Galvin Garrett and Regina M. Garrett, husband and wife, as Mortgagor, to Mortgage Electronic Registration Systems, Inc as nominee for Meridias Capital, Inc. as Mortgagee, which said Mortgage is recorded in the Office of the Judge of Probate, Madison County, Alabama, in Book 2008, Page 29823 on 05/13/2008, and subsequently transferred to Carrington Mortgage Services, LLC and default having continued under the terms of said Mortgage, and by virtue of Alabama Code Section 35-10-3 and 35-10-2, the following described real property will be sold at public outcry, for cash, to the highest bidder, in front of the Courthouse door of said County, during the legal hours of sale, on 2/14/2017 ALL THAT CERTAIN PARCEL OF LAND SITUATED IN THE COUNTY OF LIMESTONE, STATE OF ALABAMA, BEING KNOWN AND DESIGNATED AS LOT 123, HARDIMAN PLACE PHASE II, PLAN BOOK G, PAGE 190, BEING MORE FULLY DESCRIBED IN DEED BOOK 2007, PAGE 3085, DATE 01/11/2007, RECORDED 01/16/2007 IN LIMESTONE COUNTY RECORDS, BEING THE SAME PROPERTY AS CONVEYED FROM DENNIS OLIVE HOMES INC. TO GALVIN GARRETT AND REGINA M. GARRETT, HUSBAND AND WIFE AS DESCRIBED IN DEED BOOK 2007, PAGE 3085, DATED 01/11/2007, RECORDED 01/16/2007. Subject to all easements, restrictions and reservations appearing of record. Said sale will also be made subject to any Federal Tax Liens and/or Special Assessments of any nature, if any, which might adversely affect the title to the property.
