MORTGAGE FORECLOSURE SALE Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Kevin D. Garrett and April M. Garrett, husband and wife, originally in favor of Mortgage Electronic Registration Systems, Inc., as nominee for Hometown Lenders LLC, on the 10th day of August, 2012, said mortgage recorded in the Office of the Judge of Probate of Limestone County, Alabama, in RLPY Book 2012 Page 48178; the undersigned Lakeview Loan Servicing, LLC, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Athens, Limestone County, Alabama, on April 5, 2017, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Limestone County, Alabama, to-wit: A tract of land lying in the East one-half of Section 10, Township 3 South, Range 5 West, Limestone County, Alabama, and being more particularly described as follows: Commence at an existing 5/8 inch rebar at the Northeast corner of Section 10, Township 3 South, Range 5 West, thence South 01 degrees 35 minutes 43 seconds West a distance of 1321.10 feet to an existing railroad spike being used as the Northeast corner of the Southeast Quarter of the Northeast Quarter of said Section 10, said railroad spike being 3.0 feet East of the centerline of Glaze Road, said railroad spike also being North 01 degrees 36 minutes 28 seconds East a distance of 1989.02 feet from an existing railroad spike being used as the Southeast corner of the North one-half of the Northeast Quarter of the Southeast Quarter of said Section 10, thence continue South 01 degrees 36 minutes 28 seconds West a distance of 235.34 feet to a point, said point being 3.86 feet East of the centerline of Glaze Road, said point also being the point of true beginning of the tract herein described. Thence from the point of true beginning continue South 01 degrees 36 minutes 28 seconds West a distance of 150.00 feet to a point, said point being 4.41 feet East of the centerline of Glaze Road, Thence North 88 degrees 20 minutes 43 seconds West a distance of 290.40 to a point, Thence North 01 degrees 36 minutes 28 seconds East a distance of 150.00 feet to a point, Thence South 88 degrees 20 minutes 43 seconds East a distance of 290.40 feet to the point of true beginning and containing 1.00 acres, more or less. Less and except: that portion of the above described tract which lies within the right of way of Glaze Road.
