MORTGAGE FORECLOSURE SALE Default having been made in the payment of the indebtedness secured by that certain mortgage executed on May 24, 2010 by Amanda N. McMunn, an unmarried woman, originally in favor of Mortgage Electronic Registration Systems, Inc. as nominee for Platinum Mortgage, Inc., and recorded in RLPY 2010 at Page 25258 on May 25, 2010, in the Office of the Judge of Probate of Limestone County, Alabama, and secured indebtedness having been transferred or assigned to Wells Fargo Bank, NA as reflected by instrument recorded in RLPY Book 2016, Page 44558 of the same Office. Shapiro and Ingle, L.L.P., as counsel for Mortgagee or Transferee and under and by virtue of power of sale contained in the said mortgage will, on December 7, 2016, sell at public outcry to the highest bidder in front of the main entrance of the Limestone County, Alabama, Courthouse in the City of Athens, during the legal hours of sale, the following real estate situated in Limestone County, Alabama, to wit: A tract or parcel of land located in the Southwest Quarter of Section 28, Township 1 South, Range 4 West and being more particularly described as beginning at the Northwest corner of a tract of land conveyed to Danny Ray Hogan and Carol H. Hogan from Macklin H. Hogan and Virginia W. Hogan as recorded in the Probate Office of Limestone County, Alabama, in Volume 752, Page 166; thence from the true point of beginning run North 81 degrees 05 minutes West for a distance of 15.0 feet to a point in the center line of a gravel road; thence run North 16 degrees 28 minutes 30 seconds West along the center line of said road for a distance of 96.29 feet to a point; thence run North 28 degrees 30 seconds West along the center line of a gravel road for a distance of260.83 feet to a point; thence North 29 degrees 52 minutes 30 seconds West along the center line of said road for a distance of 104.03 feet to a point; thence run North 16 degrees 13 minutes 30 seconds West along the center line of said road for a distance of 290.70 feet to a point; thence run North 37 degrees 14 minutes 30 seconds West along the center line of said road for a distance of 115.27 feet to a point; thence run North 52 degrees 45 minutes 30 seconds east for a distance of 15.0 feet to a point on the East right of way margin of gravel road, being the true point of beginning of the herein described real estate; thence run North 73 degrees 27 minutes 30 seconds East for a distance of 84.22 feet to an iron pin; thence run North 13 degrees 52 minutes 30 seconds West for a distance of 85.35 feet to a point; thence run North 18 degrees 40 minutes 30 seconds West for a distance of 131.80 feet to an iron pin; thence run North 87 degrees 25 minutes 30 seconds West for a distance of 123.90 feet to an iron pin; thence run South 13 degrees 56 minutes 30 seconds West for a distance of 135.37 feet to an iron pin; thence run South 51 degrees 45 minutes 30 seconds East for a distance of 177.46 feet to the true point of beginning of the herein described real estate. Said tract contains .82 acres, more or less. For informational purposes only, the property address is: 25434 Vaughn St, Elkmont, AL 35620. Any property address provided is not part of the legal description of the property sold herein and in the event of any discrepancy, the legal description referenced herein shall control. This sale is made for the purpose of paying the indebtedness secured by said mortgage, as well as the expenses of foreclosure.
